Fire Risk Assessments (Type 3/4)

Type 3 = common areas only (£300-600). Type 4 = full building including flat interiors (£800-1,500). Legal requirement under RRFSO Article 9. Assessor inspects escape routes, fire doors, alarms, signage. Written report identifies risks, recommends actions. Valid 12 months. Fire brigade accepts our assessments. No FRA = £5,000 unlimited fine or prison.

Fire Door Installation & Certification

FD30 (30-min rated) for flats/offices = £400-700 per door. FD60 (60-min) for higher buildings = £700-1,100. Includes intumescent strips, cold smoke seals, certified hardware. BS 476 tested. Certificate of conformity provided. Post-Grenfell, building control checks these rigorously. Non-compliant doors void building insurance.

Fire Alarm Systems (LD2/LD1)

LD2 = Grade D system (interlinked smoke alarms in circulation areas + rooms off them). Required for new HMOs and flats. LD1 = full coverage. BS 5839-6 compliant. Mains-powered with battery backup. Takes 1 day to install 3-bed flat. Annual testing mandatory. HMO licensing won't approve without compliant system.

BS 5266 emergency lighting for escape routes, staircases, fire exits. LED bulkhead lights with 3-hour battery backup. Required in HMOs, commercial buildings, communal areas. Self-test units log monthly/annual tests automatically. Takes 1-2 days for typical building. Building control won't sign off conversions without it.

BS 5306 compliant extinguishers. CO2 for electrical, foam for general, wet chemical for kitchens. Wall-mounted with signage. Annual service legally required. We install, commission, provide service contracts. Takes 2-3 hours. Fire brigade checks during inspections—expired tags = immediate fail.

Seal gaps around pipes/cables penetrating fire-rated walls/floors. Use intumescent mastic, fire batt, or collar systems. Maintains fire resistance of compartments (stops smoke/fire spreading). Common in converted buildings. Takes 2-5 days depending on building size. Building surveyors look for this during EWS1 inspections.
